HOUSE GUIDELINES

House Rules.
Respect the cabin. Enjoy your stay.

A few simple guidelines help protect the cabin, preserve the experience, and ensure every guest enjoys a comfortable stay.

Occupancy & Guests

  • Maximum overnight occupancy is 6 guests. All overnight guests must be included on the reservation before arrival. WHY WE HAVE THIS RULEOccupancy limits help us comply with the cabin's safety, insurance, septic, parking, and operating requirements.
  • Visitors are welcome only when they do not create an unauthorized gathering and may not stay overnight unless added to the reservation and approved by the host. WHY WE HAVE THIS RULEWe need an accurate record of everyone staying at the property.
  • No parties, events, receptions, or unauthorized gatherings are permitted. WHY WE HAVE THIS RULEThe Rustic Reserve is designed as a peaceful luxury cabin, not an event venue.
  • Quiet hours are 11:00 PM to 8:00 AM. Please keep voices, music, televisions, and outdoor activity at respectful levels. WHY WE HAVE THIS RULEOur neighbors and other Hochatown guests deserve the same peaceful setting you came to enjoy.

Dogs & Pet Policy

  • Maximum Dogs & Size: A maximum of 2 approved dogs up to 50 lbs each is permitted. Dogs over 50 lbs require prior host approval. WHY WE HAVE THIS RULELimiting the number and size of dogs helps us maintain the cabin, furnishings and outdoor areas to the standard expected by every guest.
  • Pet Fee: There is a $100 pet fee per dog for approved dogs under 50 lbs, up to a maximum of two dogs. WHY WE HAVE THIS RULEThe pet fee helps cover the additional cleaning, inspection and preparation required after a pet stay.
  • Vaccinations: Dogs must be fully vaccinated. WHY WE HAVE THIS RULEThis helps protect guests, other animals and the health and safety of everyone visiting the property.
  • Housebroken Dogs & Puppy Pads: Dogs must be fully housebroken. Puppy pads are not permitted inside the cabin. WHY WE HAVE THIS RULEThis protects the cabin floors, furnishings and sanitary condition for current and future guests.
  • Dogs May Not Be Left Unattended: Dogs may not be left unattended outside. If guests leave the cabin, dogs remaining inside must be safely secured in a crate. WHY WE HAVE THIS RULEUnattended pets can become distressed, damage property, escape or encounter wildlife.
  • Furniture, Beds & Guest Areas: Dogs are not permitted on furniture, beds, bedding, pillows, blankets, throws, sheets, comforters, quilts, towels or cabin linens. Dogs are also not permitted on countertops, tables, chairs, benches, vanities, in showers, bathtubs or sinks, in the baby high chair, or in other areas intended for people, food preparation, bathing or sleeping. WHY WE HAVE THIS RULEThis protects sanitary guest areas, linens and furnishings and helps us maintain the cleanliness expected of The Rustic Reserve.
  • Dog Waste: Guests must pick up and properly dispose of all pet waste. A waste station and complimentary bags are provided near the fire pit area. WHY WE HAVE THIS RULEPrompt cleanup keeps the grounds clean, sanitary and enjoyable for guests and helps protect the surrounding wooded environment.
  • Pet Damage & Excessive Cleaning: Guests are responsible for pet stains, odors, excessive cleaning, uncollected waste and pet-related damage. Dog hair in prohibited areas may result in a $200 deep-cleaning fee, and additional damage or remediation charges may apply. WHY WE HAVE THIS RULEPet-related damage or extraordinary cleaning creates costs beyond normal turnover and can affect the condition of the cabin for the next guest.

Private Hot Tub

  • Professionally Serviced: The private hot tub is professionally serviced, sanitized and prepared between guests. WHY WE HAVE THIS RULEProper servicing and sanitation help maintain safe water chemistry, cleanliness and reliable operation for each stay.
  • Rinse or Shower Before Entering: Please rinse off or shower before using the hot tub. WHY WE HAVE THIS RULELotions, oils, cosmetics, dirt and other products can contaminate the water, interfere with sanitizer and filtration, create excessive foam and reduce water quality.
  • No Glass: Glass containers or glassware are not permitted in or around the hot tub. WHY WE HAVE THIS RULEBroken glass can be extremely difficult to see in water and can create a serious injury hazard that may require the hot tub to be drained and professionally serviced.
  • No Soaps, Oils or Additives: Do not add soaps, bubble bath, bath salts, oils, chemicals, fragrances or other products to the hot tub. WHY WE HAVE THIS RULEThese products can create excessive foam, disrupt water chemistry, clog filtration components and damage hot tub equipment.
  • Children Must Be Supervised: Children must be closely supervised by a responsible adult at all times in and around the hot tub. Never allow children to use the hot tub unattended. WHY WE HAVE THIS RULEHot tubs present water, heat, slipping and drowning hazards that require continuous responsible adult supervision.
  • Hot Tub Cover: Keep the hot tub cover securely in place whenever the hot tub is not being used. Do not sit, stand, walk, place objects on, or allow children or pets on the cover. WHY WE HAVE THIS RULEThe cover is not designed to support weight. Misuse can damage the cover, create a fall hazard and leave the hot tub improperly protected.
  • No Pets in the Hot Tub: Dogs and other animals are not permitted in the hot tub. WHY WE HAVE THIS RULEPet hair, dirt and contaminants can affect sanitation, clog filtration equipment and damage the hot tub system.
  • Do Not Alter Controls or Equipment: Do not tamper with, disconnect, remove or modify hot tub equipment, covers, filters, controls or other components. WHY WE HAVE THIS RULEThe system is configured for safe and proper operation. Altering equipment or controls can cause damage, unsafe conditions or loss of operation.
  • Unsafe Water or Equipment Conditions: Do not use the hot tub if the water is cloudy, contains visible debris, causes strong irritation, appears unsanitary, or if the system displays an error or is not operating normally. Contact us promptly for assistance. WHY WE HAVE THIS RULEUnusual water or equipment conditions may indicate a sanitation or mechanical issue that should be inspected before continued use.
  • Use Responsibly: Guests should limit extended exposure to hot water, stay hydrated and exit the hot tub immediately if feeling dizzy, overheated, faint or unwell. WHY WE HAVE THIS RULEProlonged exposure to hot water can contribute to overheating, dehydration, dizziness or fainting.

Indoor Fireplaces

  • Gas Logs Only: The cabin fireplaces contain gas logs only. Never place firewood, paper, trash, food, decorations, candles or any other object or material inside either fireplace. WHY WE HAVE THIS RULEThe fireplaces are specifically designed for gas-log operation. Foreign materials can damage the system and create fire, smoke or carbon-monoxide hazards.
  • Seasonal Use: The fireplaces are seasonal amenities and may only be operated when they have been designated available for guest use. Do not attempt to light, ignite or operate a fireplace when it has been designated unavailable. WHY WE HAVE THIS RULESeasonal restrictions protect the fireplace equipment, cabin HVAC system and guest safety during conditions when fireplace operation is not appropriate.
  • Do Not Alter Gas Logs: Do not move, rearrange, remove or alter the gas logs, fireplace components, controls or safety equipment. WHY WE HAVE THIS RULEGas logs and fireplace components are positioned for proper combustion, ventilation and safe operation. Moving them can interfere with proper operation and create a safety hazard.
  • Never Leave an Operating Fireplace Unattended: An operating fireplace must always have a responsible adult present. Turn the fireplace off before leaving the cabin or going to sleep. WHY WE HAVE THIS RULEContinuous supervision reduces the risk of fire, overheating, accidental contact and other unsafe conditions.
  • Children & Pets: Keep children and pets a safe distance from the fireplaces, glass fronts and surrounding surfaces while operating and after use. WHY WE HAVE THIS RULEFireplace surfaces can remain extremely hot even after the fireplace has been turned off and can cause serious burns.
  • Do Not Place Items Near the Fireplace: Keep furniture, luggage, clothing, blankets, towels, toys and other belongings safely away from the fireplace and surrounding heat-producing surfaces. WHY WE HAVE THIS RULECombustible or heat-sensitive materials placed too close to a fireplace can overheat, become damaged or create a fire hazard.
  • Fireplace & Air Conditioning: Do not operate the fireplaces while the air-conditioning system is actively cooling the cabin. WHY WE HAVE THIS RULERunning heating and cooling systems against one another places unnecessary strain on the HVAC system, wastes energy and can contribute to equipment problems.
  • Report Problems Immediately: If a fireplace does not ignite normally, shuts off unexpectedly, produces an unusual odor or sound, or otherwise appears to malfunction, turn it off and contact us. Do not attempt repairs or troubleshooting beyond normal guest controls. WHY WE HAVE THIS RULEGas-burning equipment should not be operated when a malfunction is suspected. Prompt reporting allows the fireplace to be inspected safely.

Outdoor Fire Pit

  • Permitted Use Only: The outdoor fire pit may be used only when weather conditions and county, state and local restrictions permit outdoor burning. WHY WE HAVE THIS RULEOutdoor burning conditions can change quickly, particularly during dry or windy weather, and guests are required to comply with all applicable fire restrictions.
  • Never Leave a Fire Unattended: A responsible adult must remain with the fire at all times. Never leave the property, go inside for an extended period or go to sleep while a fire is burning or hot embers remain. WHY WE HAVE THIS RULEEven a small unattended fire or hot ember can spread unexpectedly in a wooded environment.
  • Extinguish Completely: Before leaving the fire pit area, make certain the fire and all embers are completely extinguished and no heat or active burning remains. WHY WE HAVE THIS RULEHot embers can remain capable of reigniting long after visible flames disappear.
  • Burn Firewood Only: Do not burn trash, plastics, cans, glass, food waste, treated lumber, construction materials or other inappropriate materials in the fire pit. WHY WE HAVE THIS RULEImproper materials can release harmful fumes, damage the fire pit and leave dangerous debris for future guests.
  • Keep the Fire Controlled: Keep fires reasonable in size and completely contained within the designated fire pit. Never build a fire outside the fire pit or allow flames to become excessively large. WHY WE HAVE THIS RULEA controlled fire reduces the chance of flames, sparks or embers spreading to the surrounding wooded property.
  • No Accelerants: Never use gasoline, lighter fluid or other flammable liquids to start, enlarge or relight a fire. WHY WE HAVE THIS RULEFlammable liquids can ignite explosively and cause severe burns, uncontrolled flames or property damage.
  • Children & Pets: Children and pets must remain closely supervised and at a safe distance from flames, sparks, embers and hot fire-pit surfaces. WHY WE HAVE THIS RULEFire-pit surfaces and embers can cause serious burns even when flames appear small or have gone out.
  • Weather Conditions: Do not use the fire pit during excessive wind, unusually dry conditions, storms or other unsafe weather. WHY WE HAVE THIS RULEWind can carry sparks and embers well beyond the fire pit, creating a significant wildfire risk in our wooded setting.
  • Keep Combustibles Away: Do not place furniture, cushions, towels, clothing, paper products or other combustible materials immediately beside the fire pit. WHY WE HAVE THIS RULEHeat, flames and airborne sparks can ignite or damage nearby materials.
  • Firewood: Firewood is not routinely provided unless specifically stated otherwise. Guests may purchase firewood from nearby stores and local vendors. WHY WE HAVE THIS RULEFirewood availability varies, and keeping outside wood properly sourced helps maintain a clean and orderly fire-pit area.

Burn Bans & Fire Restrictions

  • Guests Must Observe All Burn Bans: Guests are responsible for complying with all McCurtain County, State of Oklahoma and other applicable fire restrictions during their stay. WHY WE HAVE THIS RULEBurn restrictions are issued to protect people, property and surrounding forested areas when wildfire conditions are elevated.
  • Restrictions Can Change During Your Stay: A burn ban or fire restriction may begin after your arrival, even if outdoor burning was permitted when you checked in. WHY WE HAVE THIS RULEWeather, drought and wildfire conditions can change quickly, and local authorities may impose restrictions without advance notice.
  • No Outdoor Fire During a Burn Ban: If a burn ban or other applicable restriction prohibits outdoor burning, do not ignite or use the outdoor fire pit or any other prohibited outdoor flame. WHY WE HAVE THIS RULEA single spark or airborne ember can ignite dry vegetation and create a serious wildfire risk.
  • Host Fire Restrictions Must Be Followed: If we notify you that the fire pit or another outdoor fire feature is temporarily unavailable, it must not be used even if conditions at the cabin appear safe. WHY WE HAVE THIS RULERestrictions may be based on official orders, rapidly changing local conditions or safety information that may not be apparent from the property.
  • Do Not Assume Rain Automatically Lifts a Ban: A burn ban remains in effect until the appropriate authority officially modifies or rescinds it. WHY WE HAVE THIS RULERecent rainfall does not necessarily eliminate wildfire conditions or automatically cancel an existing government restriction.
  • Guest Responsibility: Guests should verify current restrictions before using the outdoor fire pit and comply with any instructions provided by local authorities or The Rustic Reserve. WHY WE HAVE THIS RULEFire restrictions can change during a reservation, so checking current conditions helps ensure outdoor fires remain both safe and lawful.
  • Fines & Penalties: Violating a burn ban or fire restriction may subject the responsible guest to fines, penalties or other enforcement by local authorities. WHY WE HAVE THIS RULEGovernment fire restrictions are legally enforceable safety measures and are separate from The Rustic Reserve house rules.

Check Current Oklahoma Burn Bans

HVAC & Thermostat

  • Do not set the air-conditioning system below 70°F. WHY WE HAVE THIS RULESetting the thermostat below 70°F can cause the evaporator coil to freeze, interrupt cooling, strain the equipment and potentially damage the HVAC system.
  • Keep exterior doors and windows closed while the air-conditioning or heating system is operating. WHY WE HAVE THIS RULEOpen doors and windows introduce excessive heat and humidity and force the equipment to work unnecessarily hard.
  • Do not operate a fireplace while the air-conditioning system is actively cooling the cabin.
  • Do not alter, disconnect, reset, relocate, cover or tamper with thermostats, HVAC equipment, vents or related controls.
  • If the cabin is not cooling or heating properly, contact us rather than repeatedly changing thermostat settings. WHY WE HAVE THIS RULEPrompt reporting allows us to address a malfunction before equipment is damaged.

Smoking & Vaping

  • No Smoking or Vaping Inside: Smoking or vaping of any kind is prohibited anywhere inside the cabin. This includes cigarettes, cigars, pipes, marijuana, vaping devices, electronic cigarettes and similar products. WHY WE HAVE THIS RULESmoke and vapor can leave persistent odors and residue in furnishings, linens, walls and HVAC components and can significantly affect future guests.
  • No Smoking on Covered Decks or Porches: Do not smoke or vape on covered decks, porches or immediately adjacent to cabin doors, windows or air-intake areas. WHY WE HAVE THIS RULESmoke can enter the cabin through doors, windows and ventilation areas and can also expose combustible exterior materials to hot ash or embers.
  • Smoking Materials Must Be Fully Extinguished: Any permitted outdoor smoking material must be completely extinguished and disposed of safely. Never leave a lit cigarette, cigar or other smoking product unattended. WHY WE HAVE THIS RULEThe Rustic Reserve is surrounded by a wooded environment where a small ember can create a serious fire or wildfire hazard.
  • Never Discard Smoking Materials on the Property: Do not throw or leave cigarette butts, cigar ends, matches, ashes or other smoking materials on decks, landscaping, wooded areas, roadsides, the driveway, fire-pit area or anywhere else on the grounds. WHY WE HAVE THIS RULEImproperly discarded smoking materials create fire risk, litter the property and can be harmful to wildlife and pets.
  • No Smoking Materials in Indoor Trash: Never place hot ashes, cigarette butts, matches or other recently extinguished smoking materials in an indoor trash container. WHY WE HAVE THIS RULESmoking materials can remain hot after appearing extinguished and may ignite surrounding trash or combustible materials.
  • Burn Bans Still Apply: Smoking outdoors does not exempt guests from applicable burn bans, fire restrictions or emergency fire-safety instructions. WHY WE HAVE THIS RULEDuring elevated wildfire conditions, local authorities may restrict activities that can create sparks, flame or hot embers.
  • Smoke & Odor Remediation: Guests are responsible for extraordinary cleaning, deodorizing, smoke remediation, burns, stains or other damage resulting from smoking or vaping in prohibited areas. WHY WE HAVE THIS RULESmoke and vapor contamination can require specialized cleaning and may affect the cabin and future reservations beyond normal turnover cleaning.

Property Care

  • Do not move, rearrange, remove or relocate furniture inside or outside the cabin. WHY WE HAVE THIS RULEFurniture placement is intentional for safe walkways, floor protection and the proper presentation of the home.
  • Do not remove, relocate, alter or tamper with wall hangings, artwork, photographs, decorations, linens, towels, kitchen items or other cabin property.
  • Do not unplug, reset, relocate or tamper with televisions, Wi-Fi equipment, electronic equipment, appliances, security devices or other cabin systems.
  • Use furnishings, appliances and cabin amenities only for their intended purpose.
  • Please report accidental damage or a malfunction promptly. WHY WE HAVE THIS RULEEarly notice often allows us to correct a problem before it becomes more serious.

Children & Guest Safety

  • Adult Supervision: Children must be actively supervised by a responsible adult at all times, particularly around the hot tub, fireplaces, outdoor fire pit, stairs, loft, balconies, decks, game areas and outdoor spaces. WHY WE HAVE THIS RULEStairs, furnishings, fireplaces, decks, electrical items and other ordinary household features may present hazards to young children without appropriate supervision.
  • Hot Tub: Children must never use or be around the hot tub without close adult supervision. Children and pets must never sit, stand, walk or play on the hot tub cover. WHY WE HAVE THIS RULEHot water presents drowning and overheating risks, and the hot tub cover is not designed to support a persons weight.
  • Fireplaces & Fire Pit: Children must remain a safe distance from fireplaces, the outdoor fire pit, flames, hot surfaces, sparks and embers. WHY WE HAVE THIS RULEFire features and surrounding surfaces can remain dangerously hot even after visible flames have been extinguished.
  • Stairs & Loft: Children must be supervised when using stairs and the loft. Running, climbing, sliding or playing on stairways, steps, handrails or loft barriers is not permitted. WHY WE HAVE THIS RULEElevated areas and stairs create a significant fall hazard when used for anything other than normal access.
  • Decks, Balconies & Railings: Do not allow children to climb, sit, stand, lean over or play on deck or balcony railings. Furniture must never be moved against a railing or used as a climbing platform. WHY WE HAVE THIS RULEElevated decks and balconies can cause serious injury if a child climbs or falls over a railing.
  • Furniture Is Not Play Equipment: Children may not jump on beds or furniture or climb, stand or play on tables, chairs, benches, vanities, counters or other furnishings. WHY WE HAVE THIS RULEFurniture can shift, tip or break when climbed on or used for purposes for which it was not designed.
  • Game Loft & Games: Children using the game loft, pool table, arcade or other games must be appropriately supervised and must use equipment only as intended. Sitting, standing or climbing on game equipment is prohibited. WHY WE HAVE THIS RULEGame equipment contains hard surfaces, moving components and electrical equipment that can cause injury or damage if misused.
  • Outdoor Areas: Children should not explore wooded areas, roads, neighboring property or other outdoor areas without appropriate adult supervision. WHY WE HAVE THIS RULEThe wooded Hochatown setting may include uneven terrain, wildlife, vehicles, changing weather and other natural hazards.
  • Doors & Access: Parents and guardians are responsible for monitoring children around exterior doors and ensuring children do not leave the cabin or enter outdoor areas unsupervised. WHY WE HAVE THIS RULEThe cabin is located in a wooded vacation community where roads, vehicles, wildlife and natural terrain may be nearby.
  • Guest Responsibility: Parents and guardians are responsible for ensuring children in their party follow all house rules and use cabin amenities, furnishings and outdoor areas safely and appropriately.
